 Stage 1 Kit : To lock-up

Our stage 1 kit is designed to allow an owner/builder to complete the external home construction of their home.
It will be weather tight and all external windows and doors can be locked.
·         Starter Kit and Budget Kit.
·         Assistance in finalising a home design that suits you
·         Plans and Specifications for building approval
·         BASIX certificate (NSW) or energy efficiency rating
·         Soil testing and Development Application
·         Owner-Builder's manual and construction guide
·         Ongoing advice from one of our qualified builders
·         Tool Kit – to help you build your home
·         Fabricated timber frames, trusses and installation kit
·         Verandah posts, beams and rafters
·         Steel roof and ceiling battens
·         Colorbond steel fascia, down pipes and gutters with brackets
·         Colorbond corrugated roofing, ridge cap and barge cap
·         Roof insulation as required
·         Aluminium sliding doors, windows, flyscreens and locks
·         Feature entry front door and lock set
·         Solid doors with deadlocks to other external entries
·         Insulating wall wrap and fixings (Sicilation)
·         Electric Meter Box
·         External Cladding – Hardiplank or Bricks (depending upon the specific house kit) 
·         Hardiflex lining and joiners to all eaves and verandahs

Stage 2A Kit : Internal Linings

Our Stage 2 kits provide the components to complete the internal home construction.
·         Bathtub (1675mm)
·         R 1.5 insulation batts to external walls
·         Plasterboard (10mm) for walls and ceilings
·         Villaboard for wet areas
·         Stud adhesive, fixings, tape and Plaster Kit
·         Cornice
·         Quality internal Doors
·         Architraves and Skirting
·         Shelving and hanging rails for all Robes, Pantry, Linen and Coat cupboards
·         Man hole kit
·         Door knobs (Privacy set to bath and WC)
·         R3.5 insulation batts to all living area ceilings (not garages)
·         Roller doors for all garages

Stage 2B Kit : Internal Linings (option of split delivery from Stage 2a)

·         Vanity units
·         Laundry tub and cabinet (45L)
·         Floor tiles to all wet areas (or allowance)
·         Wall tiles (or allowances)
·         Tile adhesive and grout
·         Floor wastes as per plan
·         Professionally installed premium quality Kitchen (or allowance)
·         Kitchen splash backs to 600mm high
·         Kitchen sink
·         Range hood

 
Stage 3 Kit : Final Fit out
Our Stage 3 kit includes many of your primary cost items to complete your home.
·         Dual flush toilets and fittings
·         Flick mixer to kitchen sink, vanities and laundry tub
·         Flick mixer and rail for hand shower in the Ensuite.
·         Flick mixer and shower rose to each bathroom
·         Towel rails (double), toilet roll holders and soap holders
·         Washing machine taps and two garden taps
·         600mm under bench oven
·         600mm electric or gas hot plates
·         250ltr electric storage hot water or instant gas Hot water system
·         Smoke detectors
·         Light switches and batten holders
·         Power points (double)

 

 Exclusions - What is not included in our standard kit

·         Construction labour
·         Flooring and floor coverings
·         Concrete Slab, footings or slab components
·         Wet seal (We recommend that waterproofing is done by one of our certified professionals)
·         Plumbing pipe work
·         Electrical wiring
·         Shower screens and mirrors (should be made to measure)
·         Paint
·         Nails and fixings unless listed
 

 

Building Options and upgrades

·         Flooring options (steel or timber bearers and joists).
If you don't want a concrete slab, we have a number of other options available.
 
·         Steel frames and trusses
We think it is easier for an owner builder to use Steel frames. They are marginally more expensive but you save the cost of a nail-gun and termite control.
Supplied with a Battery Drill, screws, bolts, brackets, battens, top-hat, etc
All of our steel frames are welded and have a minimum thickness of 1.2mm
We can provide different roofing options with steel frames and trusses, these include curved and skillion roofing options.
We have a much greater span width than our competitors.
 
·         Garages and Verandahs
Add a garage or verandah to any of our kits. In many cases, our plans have a linen cupboard (or similar) where you would place an internal access door to your attached garage.
We provide a fantastic verandah system that uses concealed steel trusses and brackets.
 
·         Tailor one of our plans to your needs or start from scratch with your own design
Let us help you design your own home. Add a room, move a wall, add extra doors and windows, expand a section, have a higher roof pitch, whatever it is; we would love to help you.
 
·         Choose an exterior cladding in a wide range of styles and colours
Some of our standard range of houses already include Hardi-plank in the kit. Other of our other houses include PGH Bricks (your choice of any of the PGH range). The features list for each house in our range explains which exterior cladding option is standard.
Weathertex, Hebel and Exin are popular options that we can supply instead.
 
·         We also have the following standard options:
o    Termite treated pine frame and trusses
o    Increased the ceiling height or change to Cathedral ceilings.
o    Concrete roof tiles
o    Double glazed or timber windows
o    Upgrade your door furniture and PC items
o    Upgrade your cornice, architraves and skirting boards
o    Upgrade to a solar hot water system
o    Solar Photovoltaic power generation system
o    There are a number of options to choose from with each component in our standard kit. If you don’t like any of the component options in our kit, we are happy to credit you with an allowance or see what else we can do.
